If you own a commercial or industrial building, you already know that replacing a roof is one of the most expensive and disruptive projects you can take on. Tear-offs mean dumpsters, downtime, noise, and a big hit to your capital budget. That is exactly why roof coatings have become such a powerful alternative. When the existing roof is structurally sound, a restoration system can extend its life, improve performance, and avoid a full replacement.
At Atlantic Waterproofing, roof restoration is a core service. We work with several high-quality manufacturers, including GE Silicones, Fluid Applied Roofing, and our flagship system, Castagra Ecodur, which we believe is the most durable and best-bonding coating available today.
1. Avoid the cost and disruption of a tear-off
A full roof replacement is not just expensive in material and labor. It also impacts day-to-day operations inside the building:
- Noise and vibration
- Building exposure to weather during tear-off
- Parking lot and access limitations
- Safety concerns for employees and customers
A fluid-applied restoration system is installed with minimal disruption. Your business stays open and operational while the roof is being renewed.
2. Coatings do not count as a third roof
Most building codes only allow two roofing systems in place. Once you hit that limit, a tear-off becomes mandatory before you can install another roof. A roof coating is classified as a maintenance and restoration system, not a new roof assembly. That means:
- You stay compliant with code
- You avoid the cost of a tear-off
- You extend the life of the existing system
3. You do not have to bring the roof up to today's R-value
When you do a full replacement, energy code typically requires you to bring the roof insulation up to current R-value standards. On older buildings that can mean adding multiple layers of new insulation, raising curbs and penetrations, modifying edge metal and flashing, and significant added cost. A restoration coating system lets you upgrade the performance of the existing roof without triggering those full insulation upgrade requirements in many cases.
4. No roofing material in the landfill
Tear-offs generate massive amounts of waste. Restoration keeps the existing roof in place and turns it into a new, seamless waterproofing system. Less environmental impact, no dumpster and hauling costs, and a more sustainable project.
5. Cool roof performance and energy savings
Many coating products are highly reflective of UV rays and are rated by the Cool Roof Rating Council. That translates to lower roof surface temperatures, reduced heat transfer into the building, lower cooling costs in the summer, and less thermal movement and roof stress.
6. Our coating systems
Castagra Ecodur is the system we trust when performance matters most. Exceptional adhesion to difficult substrates, extremely high durability and impact resistance, solvent-free chemistry, ponding water tolerance, and long service life with strong warranty options. In real-world conditions adhesion is everything, and a coating that cannot bond properly will eventually fail.
GE Enduris is a proven, high-solids silicone system known for excellent UV stability, strong weather resistance, long-term reflectivity, and reliable manufacturer backing. FAR FiberMaxx is our fiber-reinforced polyurethane hybrid, and it is our go-to for metal roofs.
7. What about wet insulation?
One of the biggest challenges in roof restoration is saturated insulation. Most manufacturers will not issue a warranty if moisture is trapped in the system. That is where the ReDry roof drying system comes in. We work alongside ReDry, which uses solar-powered two-way vents to pull moisture out of the roof assembly in place. That approach can dry wet insulation without tear-off, restore the roof's thermal performance, and allow the roof to qualify for a coating warranty.
8. Seamless, monolithic waterproofing
Unlike traditional roofs with thousands of seams and fasteners, fluid-applied systems create a fully adhered membrane with no exposed fasteners, no lap seams to split over time, and flashing integrated into the system.
9. Extend the life of your existing roof
A properly installed restoration system can extend the life of a roof indefinitely, because it is designed to be cleaned and recoated again. That turns your roof from a replacement cycle into a renewable asset.
Is your roof a candidate?
Not every roof qualifies for a coating, but many do. The key factors are the structural integrity of the existing system and the condition of the substrate. That is why we perform detailed inspections and testing before recommending a system.
